Service charges vary enormously between buildings, from around 12 AED per sq ft in simple towers to 40+ in amenity-heavy ones. If you don't know the figure for a specific building, that is itself worth finding out before you buy.

A rate quoted on super built-up area is not comparable to one quoted on carpet. Enter both and see the real number, and what the difference costs you.
Under RERA, carpet area must be disclosed for registered projects. If a seller will not give you the figure in writing, that refusal is the answer.
